INVESTMENT IN CUBA

Havana Hotel Investment In Varadero Cuba By American Investors

AMERICAN HOTEL INVESTMENT IN CUBA
The Cuba investment opportunities of the last sixty years of the 20th century shows that the deregulation of the Cuban economy and of American Hotel investment process was zero and did not bring about any communications between American Investors interests and those of international foreign investors. Economic policies and strategies were required yet not supported by adequate instruments to implement them that would better guide the investment flows.

Investments in main productions and basic services  such as communications, power generation, oil refining were carried out by foreign companies. Banking system were controlled by U.S. and English investment banks. The best lands were in the hands of sugar and cattle corporations from the United States, and Cuba controlled 75% of Cuban foreign trade. A few years later, the American companies displaced the companies from other countries, and 95% of the accumulated foreign investment corresponded to American interests. The majority of the Cuba economic control of society went hand in hand with political control. 1950 facilities were created with the purpose of undertaking a  resort and casino tourist development  with financing and credits that were granted with international and national financial resources to encourage foreign companies to build hotels on the best beaches of Havana, Varadero and Cuba

OLD INVESTMENT IN CUBA
In 1959 foreign investments in Cuba came to an abrupt end thanks to Fidel Castro and the Cuban revolution. Foreign companies were nationalized and agreements were signed with almost all countries whose enterprises or citizens had been affected with the purpose of granting due compensation. Although the Cuban government proposed a plan to compensate the U.S. companies and citizens, Cuba found it impossible to discuss a solution with U.S. administrations who refused to negotiate and have forbidden the affected American investors and individuals to negotiate directly with Cuba. One of the most famous hotels to be confiscated was the Hotel National De Cuba.

In the 1990's Cuba changed direction again when the first joint venture was created between a Cuban enterprise and a Spanish company with the purpose of building a chain of luxury hotels on the best beaches of Cuba in the tourist resort of Varadero on the basis of Decree-Law No. 50 of 1982. Many  foreign investors suspected that the Melia hotels were owned indirectly by Fidel Castro.

The change in Cuban investments attitude started a huge growth wave of investment in resorts and hotels from 1991 to 1999, foreign investment was accelerated as the most important investment for Cuban authorities to recover from the serious impact to the Cuban economy caused by the loss of Russian investment and the economic links with other Socialist countries in the framework of the Council of Mutual Economic Aid (COMECON). The economic loss resulted in the loss of 35% of Cuba's GDP in the first three years of the nineties with strong economic and social effects. In 1998  to 2001 foreign investment expanded and more resorts  and hotel deals were signed with important partners in new tourism sectors.

Fidel Castro stepped down and Raul Castro opened the flood gates of Foreign Investments into Cuba as investors from 46 countries operate in almost 400 ventures in 32 sectors of the Cuban economy; 52 % of those investors are from European Union countries: 24% from Spain, almost 15% from Italy, 4% from France, 3.5% from the United Kingdom. Tourism, Oil and Gas, Mining,Energy and Telecoms are the main sectors of investment. Thus, foreign direct investment, focused on the search for new external markets, competitive technologies and financing  has played an important role in the country's economic recovery.

Foreign investment is not associated to a privatization process in Cuba; it is rather focused on specific objectives that focus on Cuban development opportunities that are important to offer much higher investment returns for foreign capital involvement.

In 2003, the National Assembly of the People's Power (Cuba's Parliament) approved a number of foreign investment amendments to the Constitution of the Republic of Cuba with a view to allowing real estate ownership for private investors and joint ventures were legalized and  defined.

INVEST IN CUBA

Investments in Havana Cuba now open
CUBA INVESTMENTS
Before Fidel Castro revolution of 1959,  Cuba embraced capitalism and issued more investments in stocks and bonds for commerce and infrastructure than any other country in the world including the USA. Now Cuba has unfortunately defaulted on its last issued bonds and are not traded on the NYSE or New York Bond Exchange due to the American Embargo law, better know as the Helms Burton Law.  However now that Cuban President Raul Castro has begun to open the Cuban investment opportunities, many investors are once again looking for big changes in Cuba. Most smart investors are looking for opportunities to invest in Cuba to maximize their growth from increasing GDP and business within Cuba. American President Obama Administration is also planning a new fresh look at USA-Cuba relations similar to the recently announced new look at USA-Iran relations. A welcome move by Cuba by allowing the complete release of political prisoners, pluralism, true democratic process and monitored secret ballot voting will be reciprocated by positive efforts from many nations like Spain Canada, Brazil and more importantly the USA to help the people of Cuba.

Cuba Economy needs Investment and financial access to global capital and entrepreneurial capitalists to supply funds to open Cuban contracts to be honored. Cuba has traded doctors and healthcare professionals in exchange for oil with Venezuela.  Cuba also has current joint investment ventures with Spain, Canada, Brazil, India, China, Russia and others to build out infrastructure, explore for oil in the Gulf of Mexico, improve transportation, and get needed things that are not available from the USA.

HOW DO I INVEST IN CUBA?
cuba

So the logical next question is "How do international investors invest directly in Cuba?
One way is to purchase Cuban issued debt. Good Luck!  These tricky bonds can be purchased through European broker dealers. U. S. citizens are limited by USA laws as to how they can invest in Cuba however U.S. citizens can buy shares in international securities that do business with Cuba but do not receive a majority percentage of Profits of their corporate revenues from Cuban activities and operations.  Therefore an American investor can easliy and legally buy into Canada, Spain and Mexico and other companies that have corporations doing business directly with Cuba.

The Cuban investment options include a closed end investment fund, based in Miami, Florida has a portfolio of companies within the fund that the manager believes will benefit from a lifting of the US Embargo against Cuba. The prospectus of the closed end fund (NYSE symbol: CUBA) lists the companies. Many of these companies can be purchased directly by investors without any need to purchase the closed end fund itself.
Insider Cuban investors know that best kept secret investment for Cuba in the short and long term is the closed end investment fund that was listed on the Channel Island Stock Exchange, under the symbol CIEBA with a focused portfolio of investments directly inside Cuba. CEIBA Investments Ltd. www.ceibainvestments.com is currently the largest listed company exclusively dedicated to investments in Cuba with interests in Cuban commercial property and tourism real estate assets.
It is the foreign shareholder of the Cuban joint venture that owns the Miramar Trade Center in Havana and also holds interests in four hotels managed by the Spanish hotel operator Meliá. However, US persons are currently prohibited from investing in a Cuba dedicated company such as CEIBA. As for management? CIEBA Investments has also put together the most expereinced foriegn investment management team that live and work directly from Havana in Cuba to manage the day to day operations of the Cuban joint Ventures.

Any investor in the World can travel to Cuba without restrictions EXCEPT U.S. citizens. Travel to Cuba is not restricted for U.S. citizens but spending any money in Cuba is illegal over a certain daily allowance or unless you have a General or Specific License from the US Treasury Office of Foreign Assets Control.

These American regulations and restrictions against Cuba will change under the Obama Administration and soon many US citizens will be able to travel to Cuba. Additional ways US investors can legally travel to see Cuba and make Cuban contacts for business in order to find potential future opportunities is to travel with your State Governor or agricultural trade delegation to Cuba or, if you are licensed healthcare professional, you may be able to travel to Cuba with  any non profit health, information, travel or even business group.

Diversified investors may be interested in emerging markets and Cuba will emerge as a powerhouse of Silicon Island in the areas of biotechnology, energy (sugarcane, oil) and tourism. Investing in Cuba will be compared to investments in oil, gas, gold and other precious metals when they were only pennies on the dollar. Let hope we are right on this Investment in Cuba.

CUBA SELLS REAL ESTATE

Cuba Real Estate For Sale In Havana
CUBA PROPERTY FOR SALE AFTER 50 YEARS
Cuba announced Thursday it will allow real estate to be bought and sold for the first time since the early days of the revolution, the most important reform yet in a series of free-market changes under President Raul Castro.
The law, which takes effect Nov. 10, applies to citizens living in Cuba and permanent residents only, according to a red-letter headline on the front page of Thursday's Communist Party daily Granma and details published in the government's Official Gazette.
The law limits Cubans to owning one home in the city and another in the country, an effort to prevent the accumulation of large real estate holdings. It requires that all real estate transactions be made through Cuban bank accounts so that they can be better regulated, and says the transactions will be subject to bank commissions.
Sales will also be subject to an eight per cent tax on the assessed value of the property, paid equally by buyer and seller. In the case where Cubans exchange homes of equal value in a barter agreement, each side will pay four per cent of the value of their home.
"This is a very big step forward. With this action the state is granting property rights that didn't exist before," said Philip J. Peters, a Cuba analyst at the Lexington Institute in Arlington, Virginia. "If you think about it from the point of view of a Cuban family, it converts their house from a place to live into a source of wealth or a source of collateral. It's an asset that can now be made liquid."
While the Gazette was available online, few Cubans have access to the Internet and most were waiting for the booklet to go on sale at kiosks around the country. A handwritten sign posted at Havana's main distribution center Thursday advised that the law booklet was not yet on sale.
On the streets of Havana, residents said they were thrilled by the news but anxious to see the fine print.
"This is going to help me because I have some money and now I will be able to buy a better house," said Oscar Palacios Delgado, a 68-year-old office maintenance worker, adding he hoped the government would enact other changes to make it easier for Cubans to find building materials for home repairs. "This law will benefit many Cubans."
Cuban exiles will not be allowed to purchase property on the island since they are not residents. Still, they will be able to send money to help relatives buy new homes, and there was speculation some might try to buy homes themselves through frontmen, something the government would likely try to prevent.
The change follows October's legalization of buying and selling cars, though with restrictions that still make it hard for ordinary Cubans to buy new vehicles.
Castro has also allowed citizens to go into business for themselves in a number of approved jobs -- everything from party clowns to food vendors to accountants -- and has pledged to streamline the state-dominated economy by eliminating half a million government workers.
Cuba's government employs more than 80 per cent of the workers in the island's command economy, paying wages of just $20 US a month in return for free education and health care, and nearly free housing, transportation and basic foods. Castro has said repeatedly that the system is not working since taking over from his brother Fidel in 2008, but he has vowed that Cuba will remain a socialist state.

Cubans have long bemoaned the ban on property sales, which took effect in stages over the first years after Fidel Castro came to power in 1959. In an effort to fight absentee ownership by wealthy landlords, Fidel enacted a reform that gave title to whoever lived in a home. Most who left the island forfeited their properties to the state. Since no property market was allowed, the rules have meant that for decades Cubans could only exchange property through complicated barter arrangements, or through even murkier black-market deals where thousands of dollars change hands under the table, with no legal recourse if transactions go bad.
Some Cubans entered into sham marriages to make deed transfers easier. Others made deals to move into homes ostensibly to care for an elderly person living there, only to inherit the property when the person died.
Cubans will also now be allowed to inherit property from relatives without having to live in it first, and they will be able to take title of property of relatives or others who emigrate. Previously, such properties could be seized by the state.
